Hard money loan application checklist.
Prepare the details a participating lender needs to understand your property, project and financing request. Start with a short summary; supporting documents follow when the lender requests them.

Before the full application
Ursara connects borrowers with participating lenders. Each lender determines program availability, eligibility, required documents and loan terms. This checklist helps you prepare a request; it is not a lender’s approval criteria or a financing offer.
1. Property and financing purpose
- Property location and state, property type and current occupancy.
- Whether you are purchasing, refinancing, renovating or building.
- Purchase price or estimated current value, and whether you already own the property.
- Requested financing amount and any existing loan balance.
2. Project budget and timeline
- The date you need financing and any purchase or payoff deadline.
- A summary of planned work, estimated costs and expected completion.
- Available borrower funds and the portions of the project you expect the loan to cover.
- A proposed repayment or exit plan, such as a sale or refinance, with its expected timing.
3. Borrower and contact details
- Your name, email address and phone number for follow-up.
- The borrowing entity, if one has been established, and your role in it.
- A brief description of relevant property or project experience.
- Any uncertainties that the lender should understand before reviewing the request.
Documents to have ready for lender follow-up
You do not need to upload a complete underwriting package to introduce your deal. If a lender proceeds, it will tell you which documents are required and where to provide them securely.
Purchase or refinance
A purchase contract, property information and available valuation material may help support a purchase request. For a refinance, be ready to discuss existing debt and provide a current payoff statement if requested.
Rehab or construction
Keep your scope of work, itemized budget, contractor estimates, project schedule and available plans or permits together. Identify figures that are estimates and items that are still pending.
Rental property
Have available leases, rent information and occupancy details ready. Distinguish current income from projected income and explain planned work or changes in occupancy.
Borrower information
The lender may request entity records, identification, financial information and evidence of available funds. Provide sensitive documents through the requested secure workflow.
Questions to ask before accepting a loan
Ask the participating lender to explain the written terms and what you will need to contribute, pay and complete.
Costs and repayment
- What interest rate, origination fees and other charges apply?
- What payments are due during the term and at maturity?
- Are there prepayment conditions or costs for extending the loan?
Proceeds and project funding
- How much is available at closing, and what borrower funds are required?
- Are rehab or construction funds released in draws?
- What inspections, documentation and fees apply to each release?
Conditions and timing
- What underwriting, valuation and closing conditions remain?
- Does the lender cover the property’s location and intended use?
- What happens if construction, a sale or a refinance is delayed?
